Buying a Home Whether you are a First Time Home Buyer or upgrading your present home, buying a new construction home or a resale, when purchasing a home you want to know that your Real Estate Agent is working for you, the Buyer, rather than the Seller, to represent you and protect your interest. As a Buyer`s Agent, I will work with you in finding "Your Dream Home" and assist in negotiating the best possible price, terms and financing. There are quite a few steps in the process of buying a home. Pre-qualification for Your Loan is a vital step in the home buying process. You establish your borrowing power and the price range of houses we will look at. I will put you in touch with a lender to determine the price home you can purchase and what type financing best suits your needs.
Finding Your Dream Home: After gathering information from you regarding where you would like to live, style of home, number of bedrooms and baths, and any other particulars you are looking for, I will provide you with print-outs of homes that fit your criteria and schedule showings of the ones of your choice.
Negotiating the Contract: Once we have found your home, we will look at comparable sales to determine what we should offer. Remember that the Listing Agent is expected to get the highest price for the Seller. The Buyer`s Agent is trying to get the lowest and best price for the Buyer.
What A Buyer`s Agent will do for the Buyer that the Listing Agent will not or cannot do !
Ask the Seller to Pay Closing Costs: Lenders charge a percentage of the loan amount as closing costs. This can be as much as 3% of the loan amount. I ask the seller to pay these costs for the buyer.
Ask the Seller to leave Personal Property items at no cost to Buyer: Usually a seller will leave window treatments (blinds) however a buyer may need a refrigerator or washer/dryer, if so, I ask for these, we may not get everything but you never know unless you ask.
Ask the Seller to provide a One Year Home Warranty: A one year home warranty is available giving you peace of mind should any major appliances/systems need replacing or servicing during the first year of homeownership. I will ask the Seller to purchase a warranty for the buyer at closing.
From Contract to Closing: After we have an accepted contract, I will be in contact with you, the lender and the closing attorney to ensure a smooth closing process.
