When preparing to market your home for sale there are many things to consider. In today`s market it takes more to get a house sold than putting a sign in the yard, an occasional company run ad, and an open house.
It is essential to have an aggressive marketing plan and I believe mine is very effective.
Diane`s Marketing Plan
1. CMA: I will provide a Comparable Market Analysis to determine the highest and best price at which to market your home.
2. MLS: Your home will be placed in Metro Listing Service (where other agents search for properties to show their buyers) within 24 hours. This is a very powerful tool with exposure to over 20,000 agents.
3. Staging: I will guide you on how best to stage your home for marketing, plus enhancements and repairs (if needed) that will increase your net and reduce your marketing time.
4. Your Own Hotline: I will place an INFOLINE sign in your yard with a recorded message featuring the highlights of your house for potential buyers to call 24 hours a day hassle free to get more information about your home.
5. Internet Exposure: Your home will be advertised on Web Sites as www.gamls.com, www.realtor.com, www.homeadvisor.com, www.atlantamls.com, as well as my personal web site.
6. Professional Flyers: An information box with flyers containing color digital photos, information about your home and my contact information will be placed in your yard along with the For Sale sign. I will also place flyers in your home for potential buyers to take with them as a reminder.
7. Flyers sent to other Realtors: Having been in the Real Estate Business since 1986, I have developed a good working relationship with many agents and keep them informed of my new listings.
8. Easy Communication with ME: I am available 7 days a week and you always talk to ME.
9. Honest Feedback: After each showing by an agent other than myself, I will contact them to get their and the potential buyer`s comments regarding your home.
10. Pre-Qualify all Potential Buyers: It is of utmost importance to insure that a potential buyer is pre-qualified before entering into a purchase agreement. I will always recommend that we get a pre-approval letter from the lender before we take your home off the market.
11. Negotiating the Best Contract: This is where the Rubber Meets the Road. No matter how good the marketing plan is or how many offers you get, if your Agent is not a good negotiator, not only will you not get the best deal, but often the house will not get sold. I take pride in this area of my business.
12. Follow Through- Contract to Closing: This is another very important part of the real estate transaction. There are literally dozens of things that can cause a real estate transaction to fall apart. It is important that an Agent has had extensive hands on experience with closings.
